But people make these kinds of statements as if Mary was absolutely real and thus we can place these kinds of statements in the same category as historical facts.

If we are debating within Christian theology we have to. It is about understanding the Christian sources, not about questioning them. The debate about questioning them (like the historical existence of Jesus) is a different debate. You can establish that Gospel Mary is a certain age (whichever age) with one hand and deny the Gospels are anything other than fiction with the other. The fact that Christians take the Gospels as more than only literature certainly adds a complication to the real world consequences of what you say in the literary debate, but is in itself not relevant to it.
